OUTSTANDING PAYMENTS:
The outstanding payment will be due to us four weeks prior to your arrival dates. If a booking is made less than four weeks prior the whole amount will be due at the time of booking. Payments may be made by check, Visa or MasterCard.  CHECKS SHOULD ME MADE PAYABLE TO JUST ORLANDO VACATION HOMES LLC
CHANGES TO BOOKINGS:
If possible, we will make all attempts to accommodate any changes to the booking made. We will require written confirmation of any changes you wish to make to the booking, on receipt of written notification we will advise you if we are able to accommodate the changes requested.

LOCAL REPRESENTATION:
As booking agents of the properties we are here to assist you in making your vacation as enjoyable as possible. If you have any problems or questions please ask. Occasionally it may be necessary for us or our contractors  to visit the home to undertake maintenance or repair work, every effort will be made to notify you in advance of this.

PRICING:
All prices (IF LISTED) exclude pool heating. State & Tourist tax, will be added to all rental charges. Rates shown are subject to change without notice.

BBQ (If Supplied):
If a BBQ is supplied for your use and enjoyment it MUST  be used outside the screened deck area.The rental agreement does not include for the supply of LPG gas or charcoal (if applicable) for the BBQ. The use of the BBQs is at the renters own risk and the Owners, Management Company or Booking Agents cannot accept any responsibility for injury of any description that may arise from the use of BBQs. Renters take full responsibility for any use of BBQs and the connection of gas bottles, Renters should remember to keep children away BBQs whether in use or not. 

POOL HEATING:
Homes which have swimming pools. Pool Heating is available at an extra charge and this must be ordered at the time of booking. Some of our heating systems are electric heat pumps which rely on an air temperature of 58F. If for any reason the air temperature falls below this level the pool will not heat up. The Owners and Management Company cannot be held responsible if this occurs and no refunds will be made. Renters MUST NOT tamper or try to adjust ANY of the pool/heating controls. If found to have done so an excess charge equivalent to the pool heating fee will deducted from the security deposit. During the winter months a pool/spa blanket is provided to help keep the pool/spa as warm as possible. We ask that guests use the blanket each evening and when the pool is not in use.

ANTI SOCIAL BEHAVIOR:  Some homes are located on residential communities where all houses are privately owned, and all Owners are subject to the Rules and Regulations of the Home Owners Association. Guests are also bound by these Rules when they rent our property. As such we will not tolerate behavior that is of anti social nature, causes a nuisance to our neighbors or involves acts of violence towards any person or property. If for whatever reason the Management Company has to get involved in an event of an Anti-Social nature requiring their attention, or the Sheriff's Office has to be called to a property rented from us, we reserve the right to have all guests at that property removed without recourse or financial recompense.

DATA PROTECTION:
We will take all reasonable precautions to keep any personal details you provide to us secure, but unless we are negligent, we will not be liable for unauthorized access to information supplied by you.

JURISDICTION: This Agreement shall be deemed to have been made in United States and shall be subject to United States Law. The parties agree to submit to the exclusive jurisdiction of the Courts of the United States of America.

CANCELLATION POLICY - PLEASE READ

• All cancellations must be made in writing. We will make every attempt to assist in altering dates to suit. However, please note that we do not refund deposits.
• Equally you are able to cancel your booking 4 weeks prior to arrival with a full refund, less the $99 deposit.
• Cancellations made upto 15 days before the arrival date are responsible for 50% of the full amount.  
• Cancellations made less than 15 days prior to arrival will be held liable for the total amount due, unless the booking dates are changed to another suitable date, in the same property.
• There are NO refunds for late arrivals or early departures.
  

SECURITY DEPOSIT
A $250 security deposit may be held against the credit card. In this case, the card will not be charged unless the rental agreement has been violated.

SECURITY DEPOSIT DEDUCTIONS
All of our properties are privately owned.  We take pride in our homes and expect that guests will do likewise, and treat the accommodation with the respect it deserves.  There are certain regulations that we MUST adhere to in Florida and to ensure that security deposit deductions are avoided.  Please read and understand the following - There are NO EXCEPTIONS.

1. Damage To Property: Including but not limited to stains on carpet & furnishings this is not covered in the cleaning charge.

2. Loss Of Property: Including but not limited to linens & towels.

3. Trash Removal: All remaining trash is to be BAGGED and placed in the garage at departure. There are two trash collection days each week at villas - (condominiums have trash collection every day).  All trash information is clearly displayed on the refrigerator in each property and also in our guest manuals -  It is YOUR RESPONSIBILITY to set out the trash for collection. Failure to do so will result in excessive trash build-up for which there is a $50 charge.

4. Unauthorized Pets: Ejection from Property and a pet surcharge of $250.00 per pet.

5. Smoking In The House: Ejection from property and loss of security deposit.

6. Occupancy Number: If the number of occupants exceeds the number listed on the rental agreement, you will be ejected from the property and lose your security deposit.

7. Tampering With Locked Closets Or Pool Equipment: Loss of security deposit.

8. Time Of Departure: Checkout time is 10:00 AM. Unauthorized late checkouts will be charged up to a night's rental. PLEASE CALL AND ASK!

9. Tampering With Pool And Smoke Alarms: This is a violation of Florida law with up to a $5,000 fine.

10. Placement Of Furnishings: All furniture is to be left in or returned to its original location at departure. Failure to do so will result in a $50 fine.

11. Changes To Reservations: Changes to reservations are subject to availability. ONCE YOU HAVE RESERVED A HOME YOU CANNOT CHANGE TO ANOTHER. 

12. Liability: Neither the property owners nor the Management Company, it's agents shall be held liable for injuries resulting from use of the rented properties, including but not limited to the swimming pool. Guests are not allowed to let children swim unattended.  

FORCE MAJEUR:
Orlando Vacation Rates.com, the property managers or its agents shall not be liable for any  costs or losses incurred due to delays or cancellations in the clients vacation. Nor shall the client / guest have the right to terminate this Agreement for any delay or default in performing hereunder if such delay or default is caused by conditions beyond OrlandoVacationRates.com, the property mangers or its agents' control. These situations include but are not limited to: Death or illness in the family,  Acts of God, War, Insurrections, Government restrictions, Natural disasters (earthquakes, hurricanes, floods etc), Riots or other major upheaval, Performance failures of parties outside the control of the contracting party (e.g., disruptions in telephone service attributable to the telephone company or labor actions by employees of a common carrier), Any other cause beyond the reasonable control of the party whose performance has become affected. OrlandoVacationRates.com, the property managers and its agents, suggests that all clients purchase low & reasonably costing Travel Insurance for their own protection.

SWIMMING POOL/SPAS LIABILITY:
During your stay, OrlandoVacationRates.com, its representative(s), the owners, or owners agents DO NOT accept any Liability what so ever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. The property has a swimming pool and spa, and the owners, management company or booking agents do not accept responsibility in the event of any injury or death caused as a result of the use of the pool or spa. All children must be supervised at all times by an adult.

ARRIVAL / DEPARTURE:
Check in is after 4 pm 
Check-out is 10am strict unless otherwise pre-arranged - cleaners will arrive at the property and must be allowed to enter.

NO SMOKING POLICY:
Please note that the owners do not allow smoking within the home, however smoking is permitted within the deck area.

COMPLAINTS/REPAIR REQUEST:                                                
In the unlikely event of any complaint/repair request during your stay, please contact OrlandoVacationRates.com or the posted property management company immediately, contact details will be available at the property, thereby giving OrlandoVacationRates.com, the property management company or their agents the opportunity to remedy the problem during the guest's stay. OrlandoVacationRates.com, the property management compay or their agents cannot and will not accept complaints after the client's stay unless this procedure is followed.
In the event that OrlandoVacationRates.com, the property management company or its agent is required to substitute the assigned property it will be done so at equal or greater value than the original property reserved.
